In the new build of the DAS AFFALTERBACH. premium hotel and the conversion of the adjoining residential building, the project team relied on KEMPER’s well-designed building technology and expert advice. The highlight of this project: a cold-water circulation system using KHS CoolFlow, intended and implemented here for the very first time.

Property description
DAS AFFALTERBACH. in Stuttgart is an exclusive design hotel owned by the Marriott Group (Autograph Collection Hotels). Completed in 2024, the new build offers 98 stylishly designed rooms and suites. The adjacent historic residential building – the villa of the founder of Mercedes-AMG GmbH, well-known among car enthusiasts – was converted and now houses an elegant restaurant as well as a spacious fitness and spa area located directly at the company’s registered office. Both buildings combine architectural excellence with state-of-the-art building technology. In this context, drinking water hygiene plays a key role alongside comfort and energy efficiency.
The challenge
This project was made particularly complex by the combination of new-build work and the conversion an existing structure: Among other factors, differing plumbing units and frequencies of use, as well as long pipe runs, made it difficult to maintain intended use conditions and presented the project partners with design challenges. In particular, the installation of a cold-water circulation system for active cold water cooling in the new hotel building was uncharted territory and required a great deal of attention, e.g., with regard to cabling and commissioning.
The solution
The consulting engineering firm, TZB BENZ & KUCAN from Mannheim, prioritised quality, reliable performance and safety from the outset, and therefore chose KEMPER. But it wasn’t just the products themselves that impressed: a decisive success factor in the implementation was the close collaboration with the KEMPER field service team, who personally oversaw the project from the design phase through to commissioning, coordinated between the designers, contractors, and operator, resolved technical issues directly on site, and also provided support during commissioning. This was incredibly valuable for both the designers and the specialist contractor carrying out the work, especially when implementing what was, at the time, a new kind of cold water installation.
